Statler Hall Entry Nearing Completion

Cornell’s $2.4 million Statler Hall Entry Renovation is wrapping-up, as work crews finished hanging glass on the curtain wall, all exterior framing, graded and poured cement walkway, stone walls, stone base facade, and metal facade panels this past week. The new entry houses an expanded ground floor entry vestibule, additional second floor space, and significant mechanical and HVAC upgrades. The design was done by KSS Architects, whom completed the designs for the previous Beck Center and Statler Auditorium and Tower Renovations. The original limestone-clad building was completed in 1949.

Planned Parenthood Final Photos

The new Ithaca location of Planned Parenthood of the Southern Finger Lakes has been open and operating since mid-summer, but here are some final photos that include the metallic facade panels at the entry and side bay. For some interior shots, check out the last post from back in mid-May.

The building is on Seneca Street, between Meadow and North Fulton Street (the Route 13 split), and was designed by Chiang O’Brien Architects. It features a two-story 16,000 square foot interior framed with steel, brick veneer base, primarily fiber cement panel facade, architectural window shades, and geothermal (ground source) heat pump system for heating and cooling.

The construction was done by LeChase Construction Services, based out of Rochester, NY, with an office located in Ithaca. Quite a treat watching this go up- scroll through the project page here to go back in time, all the way to post demolition of the existing structures to a dirt/stone lot in July, 2013.

Cayuga Place Residences Steel Assembly

Structural steel assembly began last week on the 7-story, 45-unit, 49,244 GSF Cayuga Place Residences project from Bloomfield/Schon + Partners out of Cincinnati, Ohio.  The scaffolding for the block wall construction and ledger boards was taken off-site, and steel columns and beams have arrived with a telescoping boom crane and lift to hoist and tie-in the connections. The 16 columns currently set extend to the 5th floor level, and are topped-off with joining plates to secure framing for the remaining floors.

Constructed is being completed by Turnbull-Wahlert Construction.

TC3 Coltivare August Photo Update

Here are some updated photos for TC3‘s 17,000 square foot Coltivare project in the ground floor of the Cayuga Street Garage downtown. There’s also a good set from August 7th on Coltivare’s Facebook page. The space will be used as a restaurant and classroom for TC3’s new Farm-to-Bistro Program. The plan was to open in early September, but it looks like they’re now targeting some time in November, based on the countdown at the new Coltivare website. A complex space such as this is, construction delays are understandable. A new signage render was released last month, along with a final floor plan, embedded below.

140 College Ave Begins Work

Demo and excavation work on Po Family Realty’s 12-bedroom 140 College Ave has begun: the exterior exit stairway has been disassembled and taken off-site, and a section of the existing one-story structure beside the porch is being demo’ed to prepare for site work and eventual foundations for a 3,800 square foot 12-bedroom expansion, designed by Architect Jason Demarest. The plan dates back a few years, but only proceeded through site plan review a few months ago due to the Collegetown re-zoning, which allows for no minimum parking requirement in CR-4 zones.

Thurston Avenue Apartments Wrapping-Up

Thurston Ave Apartments InventoryLots of progress at this site since a week ago: landscaping work has begun, rock base for the driveway and parking lot has been spread, the exterior facades are coming along, the sidewalks have been poured along the street, drive lane, and to each building, and pole lamps have been installed for exterior lighting. The project is aimed at student housing, and the leasing sign for the three buildings indicated August start dates before the semester begins, so I’d imagine this weekend and next week is the rush to finish.

Construction by GM Crisalli & Associates, design by HOLT, landscape architecture by TWMLA, and the project is developed and owned by RABCO Highland House, the same company that owns the apartment building next door.

Klarman Hall Mid-August Photo Update

Here’s a photo update (July 29th to August 14th) for Cornell’s 33,250 square-foot Klarman Hall project, a new Humanities building to be situated between the wings of Goldwin Smith Hall along East Avenue. Over the past few weeks, rebar and concrete forms for the south end and north end footings have been assembled and the south end footings and western foundation walls look partially completed. The shoring wall along East Ave is being prepped for pouring concrete as well, as large steel concrete forms are craned into position to sandwich the rebar assemblies between the form and shoring wall. Steel erection over top of the south end’s foundation walls begins later this month, and by mid-September, the north end foundation walls will be completed and ready for structure assembly.

The building is designed by Koetter | Kim & Associates, with construction by Welliver.

Cayuga Place Residences: Updated Photos for Early August

The 7-story, 45-unit, 49,244 GSF Cayuga Place Residences project from Bloomfield/Schon + Partners being constructed by Turnbull-Wahlert Construction out of Cincinnati, Ohio has completed the core section of block walls, and the scaffolding was on its way back down on August 5th (when these were taken) to install steel ledger boards for the floor framing and other prep-framing work before the two stairs and elevator start to be assembled. There’s an additional parallel block wall, which will likely be assembled as steel framing makes its way up each level with framing fastened between the core and block wall. Construction has taken a brisk pace, as the supporting foundation work began early May, and finished-up later on in June, then block work began late June/early July.

Bloomfield/Schon + Partners is also set to take on a large $20-30 million industrial-reuse project in Cincinnati, at the site of the former Peters Cartridge Factory (14-acre, 250,000 square foot). The plan is to clean-up the site, keep the structure, and build-out 100 loft-style apartments.

Statler Hall Entry Renovation Early August

Updated photos here from August 3rd and August 6th for Cornell’s Statler Hall Entry Renovation project that has been going on this summer (infill project for a new 450 square foot vestibule and also second floor space above). At this pace, I’m sure a lot more has been done since the time this is posted: the exterior wall framing looks to have been completed by the end of July, along with fiberglass sheathing around the support wall and side wall. The interior shows rapid HVAC and electric installation, and the glass curtain wall has been assembled well beyond halfway in the span of about four days. Design by KSS Architects, and project being managed in-house by Cornell Facilities Services.

Lehigh Valley House Facade Photos

The second and third-story facade for the Lehigh Valley House is nearing completion, and the interior is currently being gutted and renovated for six condominium units on the upper floors (I believe only two remain to be sold), and a few commercial spaces on the ground floor. The previous lap wood siding was removed a couple months ago, and fiber cement siding and window trim has been hung and painted in its place. The building is owned by Tim Ciaschi, and is the former home of the Lehigh Valley House Restaurant (previously an Inn as well), which closed in 2010 after 113 years in business.
