Ithaca Neighborhood Housing Service’s Breckenridge Place project is still going, with a goal of completion for early 2014. The Seneca Street-side glass bay pop-out has been completed, and there have been two lifts going at once on that side to work on the roof. I imagine by now it’s crunch-time to finish the roof, since too much snow would make the work quite a lot more time consuming. In the photo below there’s some fascia installation on the Seneca side. At night some of the interiors are lit up and I’ve seen some units that look complete on the first and second stories- windows are framed in on every story except the top story along the back portion used for loading materials from a lift to each floor.

Thurston Ave Apartments Begins

The Thurston Avenue Apartments project has a construction fence up, and has cleared all the site trees and brush in prep for site excavation.
The plan is to build four 3-story multi-unit buildings for a total of 2 one bedrooms, 15 three bedrooms, and 3 four bedrooms (44 beds total). Here’s a link to the previous post containing the full site plan review materials, and the project itself was given final City of Ithaca site plan approval back in June. The buildings have been designed to match the character of their surroundings, and I think HOLT Architects did quite a nice job on this one.
I’m not entirely sure, but since there’s a crane on site already and the floor plan layouts have some uniformly-spaced wall breaks, there may be some modular components to this project. Should be nice to watch either way- if it is modular, then once the foundations are in, we should expect to see these go up quite rapidly, much like houses at Belle Sherman Cottages.
Collegetown Terrace Construction Photo Update

Got a chance to swing by each site today, so I’ll be releasing a bunch of photos this week. Even in the cold, everything seems to be moving along nicely.
The Collegetown Terrace project has kept pace with construction on Building 5 & 6. This phase has seen the project transfer from Hayner Hoyt to Welliver for general construction and management. Welliver is also working on Gates Hall for Cornell, and the Law School expansion/renovation project, which I haven’t covered much here, but there’s a brief write-up from Cornell here and some photos from Ithacating’s blog.
Facade-work has progressed on the southern face of Building 5, and has just begun on Building 6, where the wrap material (I think it’s one of the polypropylene woven types) is covering over the sheathing before panels are placed on top. There’s also new sheathing on the third level of the far east section of Building 5, where the concrete floor was poured not long ago. Building 6 has begun its final level of exterior wall framing, as the sixth level is being built-up on the southern face.
Building 5 also has a new section on the top floor of the northern side that has been covered in glass panels, so it must be a future common area, and I think the opening is for the landing of one of the bridges that will span across the gap. Mitchell Plaza now has painted illustrations in the window boxes- some plants and birds, looks nice.
Collegetown Terrace Buildings 5 & 6 Updated Photos

Novarr-Mackesey’s Collegetown Terrace project is showing good progress on Buildings 5 and 6. Building 5’s facade panels on the north face are up on the west end, and the rest of this side is almost fully sheathed. I’m not entirely sure what the middle section opening on this side will be- possibly a common room with large windows [found out- it’s for the bridges between the buildings]. The east end floor has been poured and floated, and a new stairwell/elevator tower is being assembled block-by-block at the end. Building 6 has begun framing-up another level (fourth floor now), and the exterior walls and sheathing has been hung on both the north and south faces. Quite amazing progress every time I swing by- I see no reason why the majority of the exterior work on these buildings won’t be done before it starts getting into the dead of winter.
Seneca Way is looking more and more like Seneca Way

The Seneca Way EIFS facade is almost entirely complete, with the exception of that one section on the eastern face that was passed-over when that side was being assembled and coated around a month ago. I imagine it’s staying unfinished until all the building materials have made their way inside through those windows from the lifts. The terrace looks due for its railing soon, and we’ll probably see the EFCO Sunshades go in above the windows as well. The second story bay windows for the office level have been installed, and the sidewalk stretching around the curve has been fully poured and floated.
…And they’re signing leases- move-ins begin January 2014, less than 3 months away.
Collegetown Terrace Buildings 5 & 6 Updated Photos

Novarr-Mackesey’s Collegetown Terrace project is still moving right along, with the enormous Building 5 (stretching the length of about two football fields) showing northern-face western facade installation, eastern-end additional wall stud framing, exterior wall wrapping and window installation.
There’s also fresh concrete poured over the ground level floors, additional wall sheathing and wall stud framing in the middle section all the way to the top level, and we have a full level of precast concrete planks laid out for the eastern section of Building 5 with wire mesh being set in place, perhaps for screed then a concrete floor float (see floor section detail below for a typical assembly).
Building 6 sits at the far north-eastern section of the site and I’m seeing steel framing for what may become an elevator/stair tower on the closest end, but also wall stud framing on the third level where apartment units will be built out. The levels below will be for parking, and there’s plenty of wire mesh on the floors since last visit.

Purity Apartments

Purity Ice Cream will be developing a five-story apartment building in the back portion of the current single story building. The new construction will add between 20-24 market-rate apartments on the edge of the City’s downtown density zone.
Construction is expected to begin in the Fall of 2013. The front retail portion of the building has been an Ithaca landmark for decades (and Ithaca is said to be the birthplace of the ice cream sundae), but several years back, production was shifted to a Byrne Dairy facility, so much of the building has sat mostly idle since then, thus the opportunity for redevelopment. The developer has also acquired a couple parcels down the street, which will serve as tenant parking due to the parking requirements per number of apartments as determined by current zoning.

Seneca Way Project Description

Seneca Way will be a new five-story mixed used building on the site of the former Challenge Industries building, at the bottom of East State Street. Seneca Way will be home to 32 one-bedroom apartments, six two-bedroom apartments, and 8,600 sq. ft. of office space.
Seneca Way is expected to be completed in Spring 2014, with two office anchor tenants moving in shortly thereafter:, Warren Real Estate (also partners in the project) and the Park Foundation. Seneca Way was financed in part by New Market Tax Credits, a federal tax credit meant to attract investment to “low-income” communities, and private funding from Tompkins Trust Company, M&T Bank, and PNC Bank.
Seneca Way will feature upscale market-rate apartments, with corresponding designer kitchens and amenities such as an on-site health club, and under-building parking.
