Project Updates

Belle Sherman Cottages Site Photos

Lot #14 (Number 112) is all done and Lot #2 is coming along. There’s a new gravel path towards Lot #19 (just sold, way in the back), so site work there should begin soon. The planned townhouses will go north-south along this new path, and also east-west along an additional drive to be built going east.

Klarman Hall Site Photos

Randomly caught a rare moment when no cars or people were traversing East Ave, so here’s a panorama of Goldwin Smith and some shots of the current site. Wish I had centered this shot better, but as you can see from the architectural rendering, Klarman’s roofline will intersect Goldwin’s dormer windows. Much of Goldwin’s roof will still be prominently visible, but not much of the eastern facade, which is understandable. Goldwin contains no main eastern entrances, so walking along East Ave would give you the impression that you’re staring at the back of the building, which is the case anyway.

Collegetown Terrace Site Photos

Some paving and landscaping work has begun in front of Building 3.4, and you can see Building 5’s framing making its way towards Casa Roma. The State Street storm water drainage pipe is paved over and looks completed, along with a stretch of sidewalk in front of the Williams House.

State and Mitchell Redesign Plans

July 22, 2013 // by James Douglas

Final design (Plan 2B) approved back in February has been posted, but here were the alternative designs for this project.  The Ithaca Times article from January has a discussion about the plans, noting the significance in moving this forward due to the Collegetown Terrace project.

Purity Project: Resolution Vote on Tuesday July 23rd

July 19, 2013 // by Jason Henderson

The off-site parking lots made it into the final resolution here, and the next Planning Board meeting is Tuesday for the vote. It’s nice to see this project moving through site plan review. Resolution and Draft FEAF (Full Environmental Assessment Form) Part 3 below.

Breckenridge Place Site Photos

Brick facade installation has noticeably picked-up speed, and I saw a truck full of tub surrounds being unloaded today. I bet once both scaffolding platforms are laying bricks on the south face, it will go quite fast; maybe even finished or nearly done with bricks next week.

Klarman Hall Final Site Plan Presentation

July 18, 2013 // by Jason Henderson

Here’s the final site plan presentation to the City of Ithaca Planning Board back in May. This one focuses on material finish selections, and various specific exterior and interior elevations. The interior Atrium elevation is interesting, showing how the Klarman Hall atrium supports will hang just slightly above the top of Goldwin Smith’s rotunda, and as seen in earlier presentations, some sections of the rotunda wall will be punched-through and the rotunda itself will be completely renovated for a cafe counter and ample seating arrangements, an inventive re-use of the structure . Lots of granite, sandstone, concrete, glass, and acoustical wall panels; all very modern and high-end.

This PDF is quite large, so some slides may look like gibberish until it fully loads.

Fourth story wall panels are up, and steel stud walls look like they’re following suit. I wouldn’t want to be up there working this week though, temperatures in the high 90’s, yikes.

130 E Clinton St Updated Site Plan

July 16, 2013 // by Jason Henderson

Here are some updated site plans for 130 E Clinton St. Looks as if the parking has increased along the western edges and there are revisions along the interface with Prospect Street to account for the new retaining wall (and the bridge is now open again).
Also addressed in the correspondence here between David Herrick at TG Miller and Tim Logue at the City of Ithaca: there’s a possibility that the tie-backs from a previous retaining wall along Prospect St. extend up to 70 feet into the adjacent slope (into where 130 E Clinton St is proposed- see this previous post for a few details).

Amabel Proposed Site Photos

July 15, 2013 // by Jason Henderson

Amabel’s proposed site currently contains a house, detached garage, a barn, and a row and clusters of trees in a flat, grassy field. The site ends a few hundred feet before the rail tracks on the east, nearby the dam on Cayuga Inlet off Inlet Rd.
