Harold’s Square Final Drawings

Along with 130 E Clinton St and Cayuga Green II, Harold’s Square was approved at last Tuesday’s Planning Board meeting, and here is the final set of site plans. The final build is as follows:
140‐foot tall
11‐story
132,000 Gross SF
11,000 SF of ground‐floor retail
41,200 SF upper‐story office (three stories)
Six stories of residential (up to 36 units)

As described in the Planning agenda, the project as proposed may require a State Building Code Variance, a Type I Action under both the City and State Environmental Quality Review Ordinance/Act: rules found here. The referenced actions are for construction [on] a historic structure (1)(h)[4], a development with more than 15 dwelling units (1)[k], and a development with more than 50,000 Gross SF (1)[n]. The referenced State rule (SEQR Act 617.4 (b)(9)) is for historic considerations as well.

Benderson Development Seeking a Retail Expansion

Benderson Development is proposing a 14,744 SF retail expansion next door to where Hobby Lobby is going in (adjacent to Staples). The existing parking lot would stay just about the same, albeit some curb refitting, and there has been no disclosure of a prospective tenant. The previous semi-structure there before was the garden center for K-Mart, which closed back in 2011.

Press Bay Alley Knockout for Window

Blocks have been removed for the full-length window on this side. Steel framing and windows should arrive on site shortly for the installation on each garage bay. Should be a quick and fascinating transformation.

Hobby Lobby, Old K-Mart

To follow-up on the previous mystery here, this is becoming a Hobby Lobby by November of this year. It’s a sort of craft store like Michael’s or AC Moore, and had its beginnings in Oklahoma. I doubt if it will take-up the amount of space that K-Mart once occupied, but the build-out looks to be consuming a significant portion of this pad that has sat vacant for several years now.

Finger Lakes Beverage Center, Westgate Plaza

605 West State Street, better known as the building with the Finger Lakes Beverage Center and Fedex Office will be doing some renovation work to the building, primarily new EPDM roofing, landscaping changes, and facade alterations with a new wrap-around awning. The work is being done by Benchmark Construction/Fritz Contracting out of Trumansburg. The work is scheduled to finish by the end of the year.

 

Press Bay Alley Begins

Urban Core’s Press Bay Alley Project has begun, with plans to convert these old Ithaca Journal press bays into micro-retail/arcade spaces. The block knock-out alongside the scaffolding on the Green Street side will feature a top-to-bottom window, and the garage doors will be replaced with steel-framed glass. In the meantime since plans were being drawn, the spaces have hosted the Arcades Project and several other events. It will be interesting to see what retail businesses decide to sprout here, and if other future projects in the area incorporate micro-retailing into their developments.

Maguire Idle, Old K-Mart Activity

No signs of building yet for the Maguire Fiat dealership, but I suppose this is where you go to purchase a Dodge Ram.

 
Just a stone’s throw away, in the empty stretch of asphalt next door, something must be in the works here at the old shell for K-Mart, which closed in October 2011. I haven’t a clue what exactly..

City Transportation Comments on Current Projects & Purity Responses

See below- some comments from Tim Logue, the City Transportation Engineer on Harold’s Square, Purity, and 130 East Clinton St. Major concerns pointed out here are: during construction, the Harold’s Square project would be occupying southern portions containing easements for neighboring properties, Purity’s initial planned driveway from Meadow St. is a no-go with the NYSDOT, and 130 East Clinton Street’s possible effect on the new Clinton St. retaining wall.

Harold’s Square Historic Context & Project Schedule

Here are some interesting documents for the Harold’s Square project: the first is a letter from Chaintreuil | Jensen | Stark Architects on the historic considerations being made for the development, and the second is the project schedule by Taylor, The Builders (whom I assume is going to be the general contractor). According to this timeline, we’ll see the fence going up this September, and the doors open at the end of April, 2015.

Press Bay Alley Pre-Sitework Photos & Renders

There’s an Ithaca Times article that describes this project well- the concept is to take these six existing garage enclosures and turn them into small retail spaces. This is sometimes referred to as “Micro-retailing,” a common fixture in many metropolitan areas that have focused a lot of effort on urban infill development. Can’t wait to see who fills these spaces, and I imagine that demand will be relatively strong. There aren’t many other options in Ithaca for retail spaces at this size, and it’s a good location. There’s also a poster hanging-up in the alley indicating that an entertainment venue will be part of this project, in the recently renovated building across from these garages (occupied by Life’s So Sweet and Brightworks Computer Consulting).
