Magnolia House Project Idle

Tompkins Community Action‘s Magnolia House on Meadow St just past Joe’s Restaurant seems to be an idle project, at least for the last few months. I haven’t heard what’s going on, only some informal comments that a NYSEG utility pole had to be moved because the lines were too close to the building and it took some time to get it relocated. The exterior has looked rather complete since June, when the copper-cladding was undergoing its change into a patina.

Collegetown Terrace New Foundation Walls

The foundation walls being formed last time around have been poured with concrete and now have the forms removed, along with some new insulation and waterproofing membrane along the section that will make contact with the northern slope.

Seneca Way Exterior Insulation Going Up

Lifts with crews are making their way up the exterior facade to install insulation before the facade is applied, much like Breckenridge, although the facade material will be much lighter on Seneca Way than the brick facade on Breckenridge (brick has also become quite expensive these days). The insulation material is a form of EIFS, which stands for Exterior Insulation Finishing System, which is generally paired with a mesh, a base coat, then a finish coat of an acrylic or latex-based textured finish.

Harold’s Square Final Drawings

Along with 130 E Clinton St and Cayuga Green II, Harold’s Square was approved at last Tuesday’s Planning Board meeting, and here is the final set of site plans. The final build is as follows:
140‐foot tall
11‐story
132,000 Gross SF
11,000 SF of ground‐floor retail
41,200 SF upper‐story office (three stories)
Six stories of residential (up to 36 units)

As described in the Planning agenda, the project as proposed may require a State Building Code Variance, a Type I Action under both the City and State Environmental Quality Review Ordinance/Act: rules found here. The referenced actions are for construction [on] a historic structure (1)(h)[4], a development with more than 15 dwelling units (1)[k], and a development with more than 50,000 Gross SF (1)[n]. The referenced State rule (SEQR Act 617.4 (b)(9)) is for historic considerations as well.

Many of the third through fifth floor windows are in place, and it looks like the parapet wall sections have been framed-in above the fifth floor wall panels. As it stands now, this would be nearly the final height and massing of the building.

Collegetown Terrace Building 5 Progress

More photos from the Collegetown Terrace Project. The eastern foundation walls of Building 5 have been formed, and are being poured, and there’s another floor of exterior sheathing and framing going up. The landscaping is also fully-mulched now, looks nice.

Collegetown Terrace, Building 5 Decking, Pouring Final Foundations

Building 5 is set to have its last section of foundation poured-in, as you can see from the form wall at the end. There’s new steel decking on the second level, and portions of the siding have been sheathed.

Breckenridge Place, More Windows

Breckenridge’s windows are coming along, not much else to notice on the exterior, as I imagine now the interior has become the main focus in order to be ready for early 2014 leases. I think the Fall 2013 finish has been ruled-out.

130 East Clinton Street Additional Plan Materials

Here are some additional plan materials that will be presented at the next Planning Board meeting on the 27th. These do a good job of showing the cross-section views of the slope and retaining walls, as well as an erosion and sediment control plan for the demolition and construction phase, and the stabilization phase. There are also updated detail drawings on the landscaping, and additional elevations and site sections.

Seneca Way Floor Six Framing, Windows, Exterior Coating

Seneca Way‘s sixth floor has its exterior walls framed-in now, and there’s been significant progress on installing windows and some paint coating the exterior, probably a waterproofing compound. The project’s website looks like it has launched, and contains information about amenities, and nice new floor plan images. The apartments themselves are without a doubt going to be premium in the Ithaca market, and the stock photos on the site clearly tend toward the mature crowd. I’m sure pre-leasing of the apartments has already begun, as the office space is fully-spoken for (Park Foundation and Warren Real Estate).
