Seneca Way Updated Facade Photos & Paved Lot

Seneca Way’s EIFS facade is still coming along, with most of the faces either fully finished, or installed and base coated, and the eastern parking lot has been curbed and paved with asphalt. The future commercial office second story has new bays of windows on the east and west sides (you can see the grey steel frames), and the curved side will have full top to bottom windows.

Commons Rebuild Water Service Work Photos

More photos from the Commons this past week- most of the work involved lateral connections from the new water main to adjacent properties on the Commons, as well as new sanitary sewer runs and manhole access precasts. Half of the lateral connections are complete, so additional lateral connection work will commence this week, then I would imagine that the new utility duct tank will go in before the center section is covered-over with pavers before the projected end date of Phase I on the 27th of November.

Harold’s Square Proposing Trash & Recycling Area Relocation

Sort of a minor item here, but just imagine you’ve rented a brand new apartment or office space on the Commons with a fantastic southern view, but as soon as you open the window, it smells like trash. As explained in the project description below, it looks as if there’s been an agreement made to prevent this scenario.
Currently, there’s a large City trash compactor and recycling dumpster sitting in a recently gated block-enclosure on the northern ground level of the Green Street Parking Garage, and the proposal below intends to move the operation to the Center Ithaca alley service area, and reconfigure the space won for eight additional parking spaces. Seneca Way Facade Progress Photos

Seneca Way is looking more and more like Seneca Way as the weeks go by. Facade installation has been going at great pace, and I imagine the interior is shaping up since all the windows have been in since early September. There’s a shot of the sidewalk view from the steep section of Seneca St in the tiled photos below showing little public visibility of the northern facade.

Breckenridge Place New Curbs & Updated Photos

New granite curbs were installed at Breckenridge, and the street-side has been re-filled with rock and asphalt. Besides that, the window frames missing glass panels have been covered with plywood to keep out the drafts, and the glass pop-out on the south is covered with wrap. The start of metal roof fascia can be seen along the north side of the roof line, which will wrap all the way around the roof, and cover over the EPDM (roof membrane).

Press Bay Alley Demolition Prep for Steel

Press Bay Alley’s old garage doors have been completely removed in preparation for Accufab‘s steel work on each of these bays for micro-retail spaces. Accufab’s work will be going on this week, and then Overhead Door will be installing new roll-up doors. The owner John Guttridge said that the integration of the steel garage door roll-up headers on the top of each bay will match the steel work all the way down, so the retail facade will essentially look like one integrated steel face. Seneca Way Eastern & Southern Facade Progress

EIFS base coat and finish coat texture applications are following-up right on the heels of the insulation material installation on the southern side of the Seneca Way facade. Southern side looks about half-way through, and the eastern side is nearly complete.

Seneca Way Facade EIFS Progress

Seneca Way’s EIFS (Exterior insulation finishing system) facade is going up quickly, as you can see the eastern side is nearly complete, and the southern side is progressing nicely. With some more fine weather on tap for next week, I doubt this part of the project will take longer than expected. The posts with flags on the roof makes me think there’s material going up there as well, I’d bet a membrane EPDM (ethylene propylene diene monomer, lots of four-letter acronyms here). Press Bay Alley Knockout for Window

Blocks have been removed for the full-length window on this side. Steel framing and windows should arrive on site shortly for the installation on each garage bay. Should be a quick and fascinating transformation.

Seneca Way Site Photos

Wow, lots of decking work has been moving along, and it’s really noticeable from the exterior because now all the window gaps look really dark from the outside looking in. There’s another set of wall panels sitting on the trailer to the east, and wood reinforcements have made their way to the fifth floor, so we’ll probably see those go up soon. These shots are from today and Monday.
