Cascadilla Landing Pre-Sitework Photos

Took some shots of what is now the Johnson Boatyard and Hydroponic Shops of America. Current project site plan for Cascadilla Landing does not include the parcels for Finger Lakes Sailing Services or The Haunt. The surroundings are nice, right next door to the golf course, and of course, the waterfront. The Route 13 crossing seems a little awkward as of now (especially for pedestrians), and the vehicular traffic was thoroughly studied for the initial site plan review.

Stone Quarry Apartments Pre-Sitework Photos

Located on Spencer St, this site sits roughly behind the Cole Muffler Shop and Mavis Discount Tire in the current car lot and station for Ithaca Dispatch (University, Yellow, Cayuga and Ithaca Taxi) and the future site of the Stone Quarry Apartments. The proposed site plans show the project expanding beyond the current parcel to include an area further North to be utilized as a small park and tenant parking.

Holiday Inn Site Photos

Took some shots here of the current Holiday Inn- all single story portions of this property will be demolished to make way for the new nine-story tower and a new single story section with a conference center.

Belle Sherman Cottages Site Photos

New signage for each lot has been put up within the past week or so, and it looks like we’ll see another house built- Lot #14 has sold, making a total of three (plus the model house, which has been up for some time). The photos of the back end of the parcel make the site look as if there’s no room for the townhouses in the back, but after taking a stroll around the site, it doesn’t seem as small. Once more houses are put up and vegetation grows in, it will probably seem a lot larger.

Thurston Ave Apartments Site Plan

Ithacating in Cornell Heights picked up on this new development about a year ago, and the site plans have just been submitted for review (see below). It looks as if the developer has scaled down this project, as the plan now calls for four buildings holding 20 units (mostly three bedrooms) on the corner of Highland Ave and Thurston Ave (across from Seal and Serpent). Page 23 shows a nice render of what the project would look like without any vegetation, and page four shows a nice breakdown of the properties surrounding the site.

Site Plan Review Application

Harold’s Square Site Plan & Shadow Study 5/1

Updated site plan here shows a nice breakdown of the parking plan and truck turning lanes, line of sight of pedestrians on the Commons (from the far edge, you’ll be able to see the very top of the tower), and the shadow study helps to put into perspective the scale of this project for downtown Ithaca- the furthest shadow extent shown in this study projects the tower’s shadow stretching all the way across Seneca St the morning of the Winter Solstice.

Clinton St. re-paving and curb shoring seems to be coming along nicely- it will be interesting to see how much of it (if any) will be re-done or altered to make room for the apartment development slated here.
