Seneca Way Initial Site Plan Review Application

Here’s the original site plan review application for those interested in taking a look. Probably the most obvious exterior difference from what is actually being built is the north elevation, which now has hipped roofs, and a different appearance (presumably to blend better with surrounding houses on that end where Seneca Street makes its way down the hill). Also, the rooftop terrace on the southern end was shifted from east to west, and appears to be slightly smaller now. Overall, the initial plans aren’t broadly different from what will be the final product.

There’s been some brick facade-work put in along the Seneca Way and western sides of this project (you can see the cement funnel on the western side), and now there’s deck-framing all along the northern portion of the third level. Pre-fab walls are loaded up on a couple trailers in the eastern lot area, so I bet we’ll see them put up once the decking gets further along for the fourth level. Exciting project to watch; it will really change the perspective of Downtown Ithaca coming in from East Hill.

Seneca Way Final SPR Attachments

Here are the final Site Plan Review attachments on this project. The first PDF contains the site plans and various renderings, and the second PDF contains manufacturer cut sheets and finish details. I hadn’t seen these cut sheets before- it looks as if the sun shades referenced here are the shades for all the eastern, southern and western window headers, and the metal roofing tiles will go on the hipped roofing on the northern side.

The street is no longer blocked-off during the day, so the new municipal lines are probably done. More framing progress here, and I grabbed a shot looking down on the project.

More framing work is coming along, and it looks as if the new sewer line is just about complete, since the excavation path nearly reaches from Aurora to the project. Good news, since traffic got pretty bad during the day.

Exterior and interior wall framing is moving along, and take a look at the forms going in along the street for the new sewer and water service. That lane has been closed off since the beginning of last week, with the municipal work expected to last three weeks, but seeing where they’re at now, I think it may take a bit longer; that’s a lot of digging.

Pre-fab metal stud walls are being framed-in on the third level, and some plumbing work is visible on the second level. I’m curious to see how the rest of the project is structurally supported, since there hasn’t been any additional heavy steel frame work above the third level so far. Perhaps it will be light steel framing the rest of the way up, although beyond two stories, I think that can be challenging. I guess we’ll wait and see; definitely an exciting project to watch.

Seneca Way photo update: looks like the central stairwell block stack is just about finished (giving a good sense from the ground of how high this building will sit), and the steel framing has come a long way. Seneca Way (the road) is closed during the day now, as the Ithaca Department of Public Works installs a new water main for the project.
