Collegetown Terrace Building 5 Photos

Work on Building 5 continues with new exterior wall sheathing and wall framing on the third level towards the eastern end, and concrete wrap on the new foundation walls that were just poured less than two weeks ago. The heavy steel frame section contains new steel beams, forming the fourth level and plenum space between the fourth level and future roof. Rebar rods have been placed along the deck of the second level in preparation for a concrete floor, and there’s new metal decking on the levels above.

Klarman Hall, Goldwin Smith Roof Replacement

In addition to the Klarman Hall project, Goldwin Smith Hall’s roof will be undergoing a replacement at the cost of around $5 million (including some Klarman Hall enabling work). First, the metal and slate material will be removed, then a series of minor geometric changes will be made (from the drawings, it looks like they’re intended to provide better drainage and snow drip to the eave corners, preventing buildup and eventual leakage). The eave and dormer details look about the same, so once the roof is replaced, it will be hard for someone to spot the difference coming back as an alumni.. nothing like what it will be like to look at the East Ave side and see Klarman Hall consuming the former dead space on the eastern side. Seneca Way Eastern Facade

Couldn’t resist snapping a few shots today and last Thursday. Much of the eastern facade is now covered in EIFS material, and the gray base coat is making its way around. Three cherry-pickers and a full platform seem to be doing the trick. It’s been great to watch the pace of this project throughout the Summer. The limestone-like color (Lite Cinammon) and dark gray (Antique Gray) at the northeast corner of the facade are two of the final finish-coat colors.

Magnolia House Project Idle

Tompkins Community Action‘s Magnolia House on Meadow St just past Joe’s Restaurant seems to be an idle project, at least for the last few months. I haven’t heard what’s going on, only some informal comments that a NYSEG utility pole had to be moved because the lines were too close to the building and it took some time to get it relocated. The exterior has looked rather complete since June, when the copper-cladding was undergoing its change into a patina.

Commons Rebuild Utility Work

Just a few snapshots of the scene on the Commons as of a few days ago- the old water main has begun change-out work, and next week the sanitary line replacement work will start as well. The sanitary sewer is being replaced along Bank Alley, and in front of the former Race Office Supply building, and all other areas are to be re-lined. The Commons Project Updates Site contains a nice primer on this upcoming week.

Gates Hall Entry Work

Not much to see here on the outside, but the entryway work has a couple more feet-like steel structures in place, and you can see a nice-looking woodgrain ceiling application underneath the cantilever. Excited to see the final product; without a doubt, it will probably be one of the coolest entries of any building in Ithaca.

Collegetown Terrace New Foundation Walls

The foundation walls being formed last time around have been poured with concrete and now have the forms removed, along with some new insulation and waterproofing membrane along the section that will make contact with the northern slope.

Breckenridge Place Windows Filling In

More window frames have been put in place, and glass inserts installed. The work on the interior must be humming along to get this project complete by early 2014 for 50 units of mixed-income housing coming online. Ithaca Neighborhood Housing Services has posted an informational brochure on their site for rental information.

Seneca Way Exterior Insulation Going Up

Lifts with crews are making their way up the exterior facade to install insulation before the facade is applied, much like Breckenridge, although the facade material will be much lighter on Seneca Way than the brick facade on Breckenridge (brick has also become quite expensive these days). The insulation material is a form of EIFS, which stands for Exterior Insulation Finishing System, which is generally paired with a mesh, a base coat, then a finish coat of an acrylic or latex-based textured finish.

Hobby Lobby Work Continues, Entryway Demolition

The wall section has been demoed for the new entryway, along with the paving and a significant amount of soil out front. There’s a series of beams sitting on the parking lot outside the gates; I’d imagine the smaller ones may be for supporting the new entryway, but I’m not sure about the others.
