College Crossings Final Site Plans

I haven’t swung by this project in a few weeks, but here are the College Crossings final site plans, memorandum and resolution (courtesy of Chris Balestra, Planner at the Town of Ithaca). The project no longer includes a drive-thru retail space for Dunkin’ Donuts, as was proposed in earlier iterations, and the parking lots have been re-configured to allow for an expansion lot instead of a continuation of the lot in the northwest area.
The Ithaca Estates Realty site now includes a page for this property, offering 500 to 3,500 square feet commercial spaces (there are five total on the ground floor, plus an office and bank branch on the east side). In addition to the commercial space, the project will include a four bedroom apartment and a five bedroom apartment on the second level.

Ithaca College Hill Center: Big Facelift

Wow, I hadn’t the slightest clue the renovation would be this extensive. The building is almost unrecognizable to what it was before (picture below- basically a modern brutalist concrete bunker, much like the 1969 Dillingham Center next door, picture at end of post).
Quite a fascinating transformation; the sleek wood grain facade goes well with the blue-tinted glass panels, definitely a visual upgrade. Along with the exterior, the interior of the building has extensive ongoing renovations, much like Dillingham had a few years back, (floor plans here).

Hill Center Site Photos

Swung by Ithaca College to check out the Hill Center renovations. Looks as if the stands on the hill side of the track are being re-done as well. I wasn’t able to go inside, but from the outside it looks like a complete gut. Here are some photos taken yesterday and renders from the landscape firm. I’ll try to find an interior plan.

 
The outside plans look great- a nice wide bus circle for sports teams, and ample bike racks.
 

College Crossing Site Plans

Drove past this grading work and finally stopped to take a look. This project by Ithaca Estates Realty, LLC will be putting up a drive-thru retail/office/residential center just past Ithaca College’s Circle Apartments complex, next to the company’s own student rental apartments on Danby Road, at the intersection of East King Rd. The site plans (working plans from March) show 121 proposed parking spaces including reserved spaces, nearly 9,000 square feet of office space, 4,000 square feet of restaurant space, and 9 residential units in the proposed building. The restaurant space appears to be for a Dunkin Donuts drive-thru, and a portion of the office space for a bank branch with two drive-thru lanes. I’m guessing that the residential units will be on the second floor.
