Belle Sherman Cottages Updated Photos

I haven’t been up here since July, but the Craftsman-style house on Lot #2 has been completely finished. Lot #19 has been marked-out (the lot all the way in the back/far north of the site), but there’s no sign of digging for a foundation yet. After enough houses sell, we’ll probably see the townhouses built, but now that the real estate market is calming down for the approaching winter, it may not be until sometime next year. Ithacating’s last update contains some nice shots from late July as well.

Seneca Way Eastern & Southern Facade Progress

EIFS base coat and finish coat texture applications are following-up right on the heels of the insulation material installation on the southern side of the Seneca Way facade. Southern side looks about half-way through, and the eastern side is nearly complete.

Collegetown Terrace Building 5 Progress & Building 6 Structure Underway

Well, well, I must’ve missed this one for at least a few weeks: Building 6 (see sitemap here for reference) has clearly been underway for a little while now, as the structure is up to two stories now, along with the full four stories of the block stair tower, and the retaining wall on the northern side has been wrapped. The third story floor deck is still being assembled at the far end, probably in prep for a final pour of the floor deck, but it looks as if most of the structural elements of two stories are all there, with the exception of the western end of the building, which may be framed in a different way. Building 5 shows some further progress since last week. The fourth-story framing is continuing to fill-in and the second story floor deck in the middle section (between the sheathed portions) has been poured.

The scale of this project is becoming more apparent as Building 5 has made its way around in front of the massive facade of Building 3.4. The views from the top floor of 3.4 must be quite good.

Collegetown Terrace Building 5 Framing & Scaffolding Updated Photos

An extra level of exterior sheathing is up on the fourth level of this section of Building 5 as framing the third level walls and fourth level deck has progressed. There’s also some more new heavy steel beam framing along the southern end of the eastern section where scaffolding has been assembled and the northern framing-out has been completed for quite a while. The insulation and waterproofing layers look just about complete on the huge northern concrete retaining wall, so it will probably be backfilled soon.

Seneca Way Facade EIFS Progress

Seneca Way’s EIFS (Exterior insulation finishing system) facade is going up quickly, as you can see the eastern side is nearly complete, and the southern side is progressing nicely. With some more fine weather on tap for next week, I doubt this part of the project will take longer than expected. The posts with flags on the roof makes me think there’s material going up there as well, I’d bet a membrane EPDM (ethylene propylene diene monomer, lots of four-letter acronyms here). Breckenridge Place Updated Photos

I don’t see much change on the building from the outside, so I imagine the interior is seeing most of the action this past week, however, the curbing and a few feet of road asphalt on both the Cayuga Street and Seneca Street sides has been demolished and dug-out, probably in preparation for the new sidewalks, curbs, storm drains, and landscaping.

Making Room Exhibit: Museum of the City of New York

Swung down to the Making Room Exhibit in NYC this week and wanted to share some photos from this project put on by the Citizens Housing Planning Council. The Making Room initiative works on:

“cutting-edge housing and demographic research, new design proposals, and pragmatic policy recommendations that would expand housing options in New York City to meet the needs of our diverse and growing population.

The Making Room initiative is specifically focused on three new housing types for the New York City marketplace:

1. Small, efficient studios designed for single person households;

2. Legal shared housing options for unrelated adults;

3. Accessory units to make a single family home more flexible for extended families or additional renters.”

Many of the zoning and building codes in NYC and across the US were written under the premise that housing rules could enforce a lifestyle of traditional households and “the ideal American family.” Over time, it’s led to the development of a housing stock that leaves out a large portion of the population that would prefer to live in units or developments that have been made illegal. The mismatch of supply and demand primarily hurts housing consumers.

The plan has been to identify these specific issues, inform, and analyze what policies should change in order to allow for the development of a better housing stock.

By far, the most interesting thing in the exhibit is the micro-unit (it’s 325 square feet, but you’d be amazed by how big it actually feels, due to the clever design, and space-saving built-ins- here’s a link to better images of the unit). Parts of the showcase included information on other projects that are being planned or have been built all over the world. All in all, it was very interesting.

Ithaca-based Taitem Engineering is working on LEED, Commissioning and more in collaboration with nArchitects, the adAPT NYC Design Winners for the My Micro NY project [thanks Jan!].

Collegetown Terrace Building 5 Photos

Work on Building 5 continues with new exterior wall sheathing and wall framing on the third level towards the eastern end, and concrete wrap on the new foundation walls that were just poured less than two weeks ago. The heavy steel frame section contains new steel beams, forming the fourth level and plenum space between the fourth level and future roof. Rebar rods have been placed along the deck of the second level in preparation for a concrete floor, and there’s new metal decking on the levels above.

Seneca Way Eastern Facade

Couldn’t resist snapping a few shots today and last Thursday. Much of the eastern facade is now covered in EIFS material, and the gray base coat is making its way around. Three cherry-pickers and a full platform seem to be doing the trick. It’s been great to watch the pace of this project throughout the Summer. The limestone-like color (Lite Cinammon) and dark gray (Antique Gray) at the northeast corner of the facade are two of the final finish-coat colors.
