Project Updates

Harold’s Square Revised Site Plans

June 7, 2013 // by Jason Henderson

Here are the awesome revised site plans for Harold’s Square. The new orthogonal views and Commons context elevations help give a sense of how big this new building will be. 151,000 Gross square feet of new space is without a doubt, a huge undertaking. The building materials look like a well thought-out blend of traditional and modern finishes, and although the overall design is very modern, the effort to match the dimensions of its surroundings on the Commons is satisfying.

Former Greentree Nursery building; CAT excavator is on site, so I could see this demo happening soon.

Iacovelli Apartments Site Photos

This one is looking closer to done than before- no more faux brick panels laying around, and there’s a new sign on the Route 13 corner displaying the temperature outside and the address of the building.

Cayuga Place Two Site Photos

Fence is up, a couple trucks are in, and there are some gravel and dirt piles here and there. I wonder if they’re testing the soil and preparing for excavation.

Collegetown Terrace Site Photos

More State Street facades going up on buildings 3.1, 3.2 and 3.3, and the swoop-style building 3.4 shows some work as well. The multi-colored panels look interesting and rather unique for Ithaca. Can’t wait to see how the entry pavilion turns out- I imagine it won’t be long before we start seeing some framing work for the glass panels.

Magnolia House Site Photos

It’s Alive! Well, no, but it sure is green. This is the new Magnolia House on Meadow Street (Route 13) on the West End, a project by Tompkins Community Action. It will contain (when finished this Fall) 14 residential units for women needing housing and assistance to get back on their feet. Ithacating’s article about the Magnolia House points out the copper cladding, that has now weathered to a nice green patina. The Ithaca Times article also notes that the cost is roughly equivalent to brick cladding. The architects, (Travis Price Architects) have done previous projects incorporating this material siding where they are based in Washington, D.C. (see the Lenzner House).

Seneca Way Site Photos

Seneca Way photo update: looks like the central stairwell block stack is just about finished (giving a good sense from the ground of how high this building will sit), and the steel framing has come a long way. Seneca Way (the road) is closed during the day now, as the Ithaca Department of Public Works installs a new water main for the project.

Breckenridge Place Site Photos

Some recent photos of the Breckenridge site- brickwork is going up along the back end, and most of the block has been sealed.

Hill Center Site Photos

May 31, 2013 // by Jason Henderson

Swung by Ithaca College to check out the Hill Center renovations. Looks as if the stands on the hill side of the track are being re-done as well. I wasn’t able to go inside, but from the outside it looks like a complete gut. Here are some photos taken yesterday and renders from the landscape firm. I’ll try to find an interior plan.

The outside plans look great- a nice wide bus circle for sports teams, and ample bike racks.

College Crossing Site Plans

May 28, 2013 // by Jason Henderson

Drove past this grading work and finally stopped to take a look. This project by Ithaca Estates Realty, LLC will be putting up a drive-thru retail/office/residential center just past Ithaca College’s Circle Apartments complex, next to the company’s own student rental apartments on Danby Road, at the intersection of East King Rd. The site plans (working plans from March) show 121 proposed parking spaces including reserved spaces, nearly 9,000 square feet of office space, 4,000 square feet of restaurant space, and 9 residential units in the proposed building. The restaurant space appears to be for a Dunkin Donuts drive-thru, and a portion of the office space for a bank branch with two drive-thru lanes. I’m guessing that the residential units will be on the second floor.
