November to February photo updates here for the downtown Ithaca Lofts@SixMileCreek project, building a 7-story, 49,244 square foot structure that will contain 45 rental apartment units. The building is being developed by Bloomfield/Schon + Partners, with construction by Turnbull-Wahlert Construction.
The structure was furred-out with lumber on the edges and wrapped in plastic in November to prepare for the arctic winter we’ve been experiencing here in Ithaca, and work has since sped-away to finished wall-framing, rough plumbing, electric, HVAC, exterior sheathing, exterior wall systems (windows and conventional metal framing) and interior wallboard. The phasing for each trade has progressed from the first floor and up, so it’s likely that the lower stories are in the midst of finish-work. The shower stalls made their way in during the early wall-framing phase in October (most units secure directly to studs nowadays).
The structure topped-out on October 2nd with a press event and completion is scheduled for Spring 2015, probably May.
The sprinkler pipe-fitters have made their way from the ground floor to 5th, and interior metal stud walls were roughed-in on the ground through the third floor with bottom plate layouts installed on the fourth as of late last week. Shower stalls have made their way into more than a dozen bathrooms, as plumbing risers and pipes are fitted alongside wall completions. A paint contractor has been spraying down the structural steel with fire retardant intumescent paint (the white coating). The structure topped-out on October 2nd with a press event and completion is scheduled for early 2015.
Small update here since a couple weeks ago, but the 140 College Ave 12-bedroom, 3,800 SF addition project has finished-up foundation work, and the lower level and a portion of the first level have been framed-up in the past week. The wood sole (or bottom) plates were installed around the perimeter base, then then the walls laid out and installed, along with floor joists for the first floor, exterior sheathing (plywood and OSB) and subfloor (DryPly). The addition should be fully-framed and closed-up for winter so that it’s ready in time for the next Fall semester.
The Belle Sherman Cottages project developed by Agora Development and built by Carina Construction has been on a roll with home sales this year, with only one home remaining to be sold. Deposits are currently being taken for the townhome units, of which there will be ten total (Karen Eldridge is the listing agent for brokerage). There were four homes currently underway when I stopped by October 5th, one of which (Lot 18) looks finished-up, with the others to be completed soon. The foundations are excavated, poured, and CMU block wall foundations assembled before Simplex modular pieces are brought on site and fitted. The interior is finished out at the same time each structure is roofed, sided, and porches, driveway, garage, and various finishes built.
The Lofts@SixMileCreek project topped-off last Thursday by holding a ceremony with the Mayor, City Officials, the press, and the public. The 7-story, 49,244 square foot project is aiming for completion in early 2015, and will contain 45 rental apartment units.
The structural erection was done by Rochester Rigging and Erectors, and utilized the Girder-Slab® precast concrete plank flooring system, which sets on top of D-Beam® girders, is grouted at the seams, and allows for quicker installation, and 8-10″ floor depths, which helps maximize floor-to-ceiling heights, and minimize the height of the building. The 7-story structure is considered a high-rise by building codes, thus the heavy-gauge construction.
As reported by Ithacating last month, the 128 West Falls Street proposal has been reworked by Heritage Park Townhomes and Architect Lawrence Fabbroni Jr. after a series of meetings and discussions with the neighbors. The plan is to subdivide the property into three lots and build three buildings: Building #1, a one-family structure of two stories, Building #2, a two-family split-structure of two stories, and Building #3, a two-family structure of two stories with one unit on each story, and the ability to separate ownership as condominiums in the future (two-hour fire separation). The new site layout requires a few area variances for setbacks and parking on an adjacent lot. Lofts@SixMileCreek, the name for the Cayuga Place/Cayuga Green 2 project is now official, and the top-out ceremony is this coming Thursday, October 2nd at noon (12:00). Topping-out (or “topping off”) is when a building’s structural assembly is complete, generally when the highest point of the structure is finished.
The 7-story, 45-unit, 49,244 GSF project from Bloomfield/Schon + Partners out of Cincinnati, Ohio has been moving right along, as the final columns and beams of the structure are craned-in and secured, and concrete plank floors are installed this week and next. The ground floor has been levelled and plastic sheeting and steel mesh has been put down to prepare for a concrete pour for the slab floor. The core assembly began back in July, with the steel assembly following-up in early August. The project is being constructed by Turnbull-Wahlert Construction.

Downtown Ithaca’s Cayuga Place Residences project shows forward progress on construction in the past two weeks, as two more precast hollow-core concrete decks have been installed for floors two and three. Steel cross-beam assembly is done before each deck is installed, and by the looks of it, the fourth floor is just about ready for its floor.
The seams between each deck plank are covered over with a concrete topping or filler, a process referred to as “leveling and grouting” the plank floor. Often times, a steel mesh of welded wire is installed over top, then a concrete topping mix to finish the surface (depends on the type of floor that has been engineered, and the planks used). On top of that of course, carpet/tile, etc.- finished floor materials go in.
The project is being developed by Bloomfield/Schon + Partners, with construction by Turnbull-Wahlert Construction, both firms out of Cincinnati, Ohio. The building will be 7-stories, 45 apartment units, with a total of 49,244 gross square feet.
Foundation holes have been dug out and forms have been assembled on a portion of the footprint for the 140 College Ave 3,800 square foot, 12-bedroom expansion on the south side of the building. The expansion will feature a windowed hall between the structures to provide visual relief, but the design is intended to maintain historic integrity by matching the Second Empire-Styled building. As with many other projects in Collegetown, the construction may commence due to the Collegetown re-zoning, which eliminated requirements for minimum parking in several zones.
The building is owned and managed by Po Family Realty, and the expansion is designed by Jason Demarest, a local architect.
The three building, three story, 57 bedroom, 18 unit Thurston Avenue Apartments project in Cornell Heights has been completed for occupancy just in time for the start of the semester. Below are some final photos, and a brief project narrative:
The project site plan was approved by the City of Ithaca Planning Board last June, 2013. The structure foundations were dug back in December, with some foundation work over the winter, and then insulated concrete form (ICF) block foundation walls in February. The unusually prolonged and severe winter prevented a lot of early site work (i.e. underground plumbing), but by March, light wood framing for the three-story structures began (framing by Compass Builders), and showed good progress throughout April and May. Roofing started-up and finished in May, and by June, the Marvin windows had been fully installed. Brick veneer base and stone caps began installation in June, and finished by July. Throughout July and August, the façade Hardie stucco panels, side and window trim, roof fascia, and other exterior building finishes were installed, along with landscaping: the project contains a parking lot with 19 parking spaces, concrete curbing and sidewalks, several stone retaining walls along the sloped hillside facing the Thurston Ave/Highland Ave intersection, and ample trees and shrubs. Some landscaping work still remains around the hillside, but certificates of occupancy have been completed, and folks have moved-in.
